Move Ins / Outs

All move-ins and move-outs must be booked at least 5 days in advance through the office to avoid fines to your strata lot. As part of the move-in/out booking, staff will reserve an elevator, unlock the loading bay for you and place protective coverings in the elevator. Move-in/out times are daily from 9am to 4:30pm.  Any move in or outs after this time MUST be booked in advance and approved, otherwise the tenant / resident / owner may be subject to fines..

Moving in through the front doors is strictly forbidden due to the breach of security, and the potential for tripping hazards and blocking of emergency entrances and exits. All move in and out as well as large delivery MUST be done through the rear loading dock.

Fees

Move-ins $150
Large Deliveries, etc $50

Minor move-ins

Minor move-ins, such as tenants who are staying in fully-furnished suites and are only bringing luggage, do not require booking. They are still subject to a change in tenancy fee of $150.

Deliveries

All large deliveries should be made through the rear loading dock. Deliveries of a substantial nature should be booked in advance, so that the staff can prepare an elevator, and unlock the loading bay.


RULES AND BYLAWS REGARDING MOVING

MOVING

  1. An owner or tenant shall reserve with the property manager, giving the date and time of the anticipated move.
  2. At the time of the move, the owner or tenant will be allocated the "locked out" use of a padded elevator for up to two hours.
  3. Elevator pads must be used.
  4. No one shall leave open or unlocked any outside entrance or fire escape unless they are in constant supervision of such entrance or fire escape.
  5. All moves shall be supervised by on-site personnel.
  6. The owner or tenant will be required to repair any damage to the common property as a result of the move. The property manager will inspect the common property upon completion of the move. The strata corporation retains the right to charge back to any owner or tenant the costs incurred in repairing damage caused during a move-in or move-out. An owner may either repair such damage or be assessed the cost of the repairs, plus 10%, and pay such assessment to the strata corporation.
  7. Move In / Move Out Times for the building are restricted to between the hours of 9:00 a.m. and 4:30 p.m.

18.1 Moving Fees

18.1.1 Any change in ownership or tenancy will result in a non-refundable move-in fee of $150.00 being charged against the strata lot

18.1.2   An owner, tenant or occupant must comply with the rules governing moves in and out of the building. These rules will be attached to a copy of these bylaws and such attachment will constitute sufficient notice to all owners and/or tenants or occupants.
